Commercial property insurance usually covers damage caused by a sudden HVAC breakdown (e.g., fire, electrical surge) and resulting business interruption. Routine maintenance is not covered. Many policies have "mechanical breakdown" endorsements that can be added. Emergency repair costs may be covered if caused by a covered peril. Replacement due to age is not covered.
